Thermal Imaging Surveys
Across Scotland

Professional infrared thermography to reveal hidden heat loss, insulation defects, and moisture problems. Non-invasive surveys that show you exactly where your building is underperforming.

See what you've been missing

Thermal imaging reveals what's invisible to the naked eye. Using infrared cameras that detect surface temperatures, we can see exactly where heat is escaping from your building, where cold air is infiltrating, where insulation is missing or inadequate, and where moisture problems are developing.

Scotland's climate makes building performance critical. Cold, wet winters mean that poorly performing buildings cost more to heat, suffer from condensation and damp, and provide uncomfortable living and working conditions. Thermal imaging identifies the specific problems so you can target improvements effectively.

Unlike invasive inspection methods, thermal imaging is completely non-destructive. We survey from outside and inside the building without removing finishes or disrupting occupants. For comprehensive assessment, we combine thermal imaging with airtightness testing to both visualise and quantify building performance issues.

What thermal imaging reveals

Heat Loss Assessment

Identify where buildings lose heat through thermal bridging, insulation gaps, and air leakage

Insulation Verification

Check that cavity wall and loft insulation has been installed correctly and completely

Moisture Detection

Locate hidden damp, water ingress, and condensation problems invisible to the naked eye

Electrical Inspection

Identify overheating components, loose connections, and potential fire risks in electrical systems

Underfloor Heating

Map underfloor heating layouts and identify faults in concealed systems

Flat Roof Surveys

Detect trapped moisture and failed insulation in flat roof constructions

Scotland-wide service

Based in Glasgow, we provide thermal imaging surveys throughout Scotland. Our coverage includes the Central Belt, Edinburgh and the Lothians, Aberdeen and the North East, Dundee and Tayside, Inverness and the Highlands, and the Scottish Borders.

For housing associations and property managers with multiple buildings, we offer portfolio survey programmes with reduced per-property costs. Contact us to discuss your requirements.

Drone Thermal Image

Drone thermography

For roofs, high-level facades, and large sites, our drone thermography service combines CAA-licensed drone operations with calibrated thermal cameras. Survey inaccessible areas safely and efficiently without scaffolding or cherry pickers.

Drone thermal surveys are particularly valuable for flat roofs (detecting trapped moisture), large commercial buildings, solar PV installations, and district heating networks.

Airtightness Testing

Thermal imaging shows where air is leaking; airtightness testing measures how much. Together, they provide a complete picture of building envelope performance.

Frequently asked questions

What is a thermal imaging survey? +
A thermal imaging survey uses an infrared camera to visualise surface temperatures across a building. Different temperatures appear as different colours, revealing patterns invisible to the naked eye. We can see where heat is escaping, where cold air is entering, where moisture is present, and where insulation is missing or inadequate. The survey is non-invasive and can be conducted while buildings are occupied.
When is the best time for thermal imaging? +
Thermal imaging works best when there is a significant temperature difference between inside and outside — typically at least 10°C. In Scotland, this means autumn through spring provides ideal conditions. Surveys should be conducted when buildings have been heated for several hours, ideally in the early morning before sunrise or after sunset to avoid solar heating effects.
What will a thermal survey show me? +
A thermal survey reveals heat loss patterns, insulation defects, thermal bridges, air leakage paths, and moisture problems. You receive annotated thermal images showing problem areas, a written report explaining what we found, and recommendations for remediation. For comprehensive assessments, we combine thermal imaging with airtightness testing to quantify the issues we visualise.
Do you offer drone thermal imaging? +
Yes, our drone thermography service combines aerial access with thermal imaging to survey roofs, facades, and large sites that are difficult to access from ground level. This is particularly valuable for identifying heat loss from flat roofs, checking high-level insulation, and surveying large commercial or industrial buildings. See our dedicated drone thermography page for more information.
